The first
step in the process is to have us come out and get to know you
and your home. This will be my first visit and the main goal is
to gather as much information as possible about your needs and
your home.
On this visit I will listen
more than I will talk, I need every detail about your home in
order to market it to its greatest potential. You can start this
process by filling out the Home Evaluation Form.
After our
initial visit, I will have gathered all of the information that
I need and I will spend the next few days designing a custom
tailored marketing plan that will enable us to meet our goal of
selling your home for the highest possible price in today’s
competitive market.
I will study
the comparable homes in your area, look at the marketing
trends, and asses how to best market your home so that we can
reach a large and targeted group of potential buyers.
A few days
after our first meeting, your custom marketing plan will be
completely designed and ready for you to see. At a time that is
convenient for you we will again meet at your home and I will
unveil an amazing marketing plan that I designed around your
home. I will then take you through the process of marketing and
selling your home, one step at a time.
I will show you
in a very interactive way each of the many ways that I will seek
to sell your home if you choose me to be your Realtor. From the
marketing plan to your personalized website and flyers, you will
have the opportunity to give feedback and suggestions on
everything.
After I have presented you with my marketing plan
and you have hired me as your exclusive listing agent, my team
and I will immediately spring into action to put every facet of
your exclusive marketing plan into place. You will receive
regular updates on our activities as well as our showings via
your chosen medium.
Through hard
work and a smart plan, we should start receiving offers on your
property at this time. This is a crucial period in the sale, we
must be careful to negotiate the best price and terms for you
that the market will allow.
Negotiating
great deals for my clients is perhaps one of my favorite tasks.
I have spent years perfecting the art of negotiation and I save
my clients tens of thousands of dollars every year with this
skill set alone.
At the end of
the negotiating process we will sign a contract with the buyers
and begin the final step to accomplish our goals…
Believe it or
not, the period between securing a contract on your home and the
closing date (the day when the property and money change hands)
is perhaps the most complex and important time in the entire
home-selling process. There are an incredible number of details
to take care of from arranging the closing with the attorneys,
drafting reams of paperwork, conducting a title search,
inspection, and appraisal on the property, to keeping close
contact with the buyers lender.
Every detail
must be closely watched to avoid any of the many potential
problems. Linda, my closing coordinator, and I will work hard to
put the finishing touches on the deal which will take us
directly into our next and final step…
After a lot of
smart planning and hard work, we will arrive at closing day, the
day when the final papers are signed, and you collect your money
from the buyers who then take possession of their new home.
Our
relationship does not end there though, I and my team will
continue to provide the incredible level of service that you
will have come to expect from us for many years to come.
